Communities covered

Fresno and the county islands

Inside the city, most parcels are on sewer. The unincorporated pockets surrounded by city are not, and they are the ones where the 200 foot sewer availability rule decides whether a replacement system is even allowed.

Clovis fringe and the northeast

Where the city ends and the county begins, often mid block. Newer construction on larger lots, systems young enough that the first pump out has not happened yet.

Sanger, Del Rey, Parlier, Reedley

Agricultural east side. Older homes among orchards and vineyards, irrigation next door, and root pressure on drain lines from anything planted close.

Kerman, Biola, Raisin City

Flat valley floor west of town with heavier soils. Seepage pit territory, where a trench field would not have percolated in the first place.

Caruthers, Riverdale, Laton, Easton

South county farm communities, some served by a county service area and some entirely on individual systems. Property line setbacks bite hardest on the older small lots here.

Auberry, Prather, Tollhouse, Yokuts Valley

Granitic foothills, shallow soil over rock, and slope. Where bedrock is a factor the county wants the site evaluation to describe the fracture sets: how many, which way they run, how deep, how wide, and whether they are filled with debris. On steep ground the field setback is four times the height of the cut, never under 25 feet.

Friant and the Millerton corridor

Lake adjacent parcels. A dispersal field has to sit 200 feet back from a lake or pond, and within 1,200 feet of a public water system's surface water intake that jumps to 400 feet from the high water mark.

Shaver Lake and the mountain communities

Seasonal occupancy, which changes pumping intervals completely. A cabin used sixteen weekends a year does not fill a tank like a full time house, and pumping it on a household schedule is money burned.

West side: Firebaugh, Mendota, Tranquillity, San Joaquin

Long distances between service calls, which is why scheduling matters more out here and why combining a pump out with an inspection saves a trip charge.

Madera and Kings county edges

Just over the line, and the rules change with the line. Each county writes its own program under the state policy, so setbacks and design standards differ. We say so up front rather than quoting Fresno rules at you.

One thing worth knowing wherever you are in the county

Fresno County limits septic density to one system per two acres, and any new development or secondary dwelling triggers a nitrogen loading analysis by a qualified professional. If you are thinking about an ADU, a second home for family, or splitting a parcel, settle the wastewater question before you settle anything else. It is the constraint that most often stops these projects, and it stops them late.
